- All gas appliances on the property (boiler, hob, fire, etc.)
- Gas tightness test on the supply pipework
- Combustion analysis & flue checks
- Visual condition & safe-operation checks
- Certificate issued and emailed/posted on completion
Landlord obligations — quick recap
UK landlords must hold a current CP12 for any rental property with gas appliances, renewed annually. The certificate must be given to existing tenants within 28 days of the inspection, and to new tenants at the start of their tenancy.
